Building a new Home, RV garage, Casita or anything for that matter can be a scary process if you have never been through it before.

Any type of construction is expensive and time consuming and entails many things to get the project done right. So you want to choose a contractor with the right experience, a contractor you can trust to get the build done right, on time and on budget!

Not only do you get 3D renderings with over 15 images of your potential project (has any other builder done that for you?), we also utilize BuilderTrend which gives you the ability to see your project’s schedule, communicate with us seamlessly through this Cloud based software, see every aspect of your project’s build (typically over 300 images) have the ability to make progress payments, and see your project as it unfolds all at the touch of your fingertips!   • Luxe Development Group Inc DBA Arizona Garage Builders Inc. will build  your 1,890 sq ft garage with 16′ ceilings with upper storage area of 10′ wide x 50′ deep.  Proposal also includes an attached 1,050 sq ft casita with 9 ft ceilings.  Total project 2,940 sq ft.  AGB will acquire all engineered plans and permits and submit on your behalf.
  • Roof hatch with rooftop access, $400 allowance
  • 3/4″ OSB on roof for future solar system


Permits & Engineering

  • Luxe Development Group Inc. DBA Arizona Garage Builders shall complete permit applications and make submissions to the municipality for all building and mechanical permits required.  Standard permit fees have been excluded and will be billed as a change order upon request per the municipality. 
  • Engineered plans have been included in your proposal and agreement.

Blue Stake Site

  • Requirement by the state of Arizona to check for underground utilities before we dig.

Site Work

  • Property clearing such as removal of trees/brush from property within limits of disturbance and as defined for removal on site development plans not included unless specified

Grading and Excavation

  • Excavate for foundation to plan bottom per architectural drawings and all excavated soils to be stockpiled for use during back fill. Unsuitable soil conditions at or above plan bottom are unknowns and cannot be budgeted for prior to excavation. ie Rock, soft clays, sinkholes, etc. will incur additional cost at $125 per hour

  • Builder will back fill foundation with existing excavated soils. Excess soils shall be graded out on property. Expenses for hauling off site of any excess soils are excluded from agreement. Agreement does not include cost for fill dirt. If fill dirt is needed, client will be charged only for the cost of the fill, grade and labor at $125 per hour.



  • Poured concrete per engineered plans to include #4 rebar, forms, footings and slab. 

Exterior Doors

  • 2 – 36″ x 80″ (Fiberglass door fire rated to 20 min)
  • $16,000 allowance towards glass patio doors of client’s choice.  Anything above, client to pay difference.

Interior Door

  • 6 – 36″x 80″ 2 panel arched top hollow core door
  • 1 – pocket door in master bathroom
  • 1 – closet door in guest room
  • 1 – hallway closet bi-fold door


  • Arizona Garage Builders only builds with 2″x 6″ construction and full shear on every project. We are Arizona’s premier green builder! If you don’t understand what full shear means, just give us a call! It makes a big difference.
  • Due to fluctuating lumber costs, the lumber portion of your project will be reviewed at time of ordering your framing and truss packages.  If there is a difference in what was proposed and what the current lumber costs are, it will reflect in either a change order for the increase or a credit towards your project.

  • 5 – 48″ x 48″ horizontal sliding Ply Gem Low E windows
  • 2 – 24″ x 48″ obscure single hung Ply Gem Low E windows

  • Tile  and Parapet to match existing home as close as possible per engineered plans


  • 36 – 110v GFI outlets (20 amp plugs)
  • 66 – LED canister lights.  If light bars are selected for garage in lieu of LED canister lights. A credit of $20 per canister light will be applied towards the LED light bars of client’s choice.  Client to pay difference of light bars from canister lights.
  • 1- 220v GFI outlets 
  • 1- 50 amp outlet (RV plug)
  • 1 – 30 amp outlet (Stackable washer/dryer)
  • 1- 100 amp sub- panel
  • 6 – Exterior Sconce lights ($60 allowance per unit)
  • 6 – Ceilings Fans, $150 allowance per unit.  Anything above client to pay difference.
  • 3 – Pendant Lights over kitchen island, $40 allowance per light.  Anything above client to pay difference.


  • Install 1 – Stainless steel kitchen sink with faucet, $200 allowance towards sink and faucet.  Anything above, client to pay difference.
  • Install 1 – water line to fridge
  • Install 1 – RV Sewer Dump
  • Install 2 – Hose bibs
  • Install 1 – Utility Sink with faucet, $200 allowance
  • Install 1 – water line and drain for washing machine (appliances not included)

Mechanical - Casita Only

  • Install 1- 4 ton Midea AC system with up to 6 registers to include 10 year manufacture warranty.

Exterior Finish

  • Knock down stucco finish to match home as close as possible.  Smooth stucco finish is an additional charge.



  • Install – Open cell spray foam insulation on the Roof deck (R-38) and interior walls (R19) Spray foam insulation is superior to batt insulation and helps with keeping you cooler in the summer and warmer in the winter.


  • All drywall to be installed with screws in the field, perimeter nails, taped and finished to a level 3 finish (knockdown).


  • $20,000 Allowance on cabinets and counter-tops, anything above the client pays
  • Per plan – 9 Upper Hampton Bay Cabinets (White, Gray, Mocha)
  • Per plan – 9 Lower Hampton Bay Cabinets (White, Gray, Mocha) includes island
  • Counter-tops of client’s choice
  • Appliances NOT included 


  • Install 2 – toilets ($600 allowance, anything above the client pays)
  • Install 1 – Base/Standard fiberglass tub/shower combo ($575 allowance, anything above client pays)
  • Install 1 – Base/Standard fiberglass stand up shower ($575 allowance, anything above client pays)
  • Install 1 – base/standard soaking bathtub ($700 allowance towards bathtub, anything above client to pay difference)
  • Install 1 – Rheems tankless water heater ($450 allowance, anything above the client pays)
  • Install 2 – Base vanity with 2 sinks and mirror ($1000 allowance per unit, anything above the client pays)
  • If client chooses for tiled showers in lieu of inserts, the cost is $15 per sq ft for installation, plus cost of tile.



  • $1500 allowance for Shelving in Master Closet
  • $750 allowance for Pantry Shelving
  • Client’s choice of shelving.  Anything above the allowance, the client to pay the difference.


  • 29/64 in. x 3-1/4 in. baseboards around flooring perimeter of garage and casita.

Garage Doors

  • Install 1- Clopay 12′ wide  x 14′ tall T42 base garage door with side mount jackshaft motor with wifi- (short or long panel) client’s choice.
  • Install 1- Clopay 8′ wide x 10′ tall T42 base garage door with side mount jackshaft motor with wifi- (short or long panel) client’s choice.
  • Any other garage model or features, client to pay the difference.


  • Client credit of $5,250 towards flooring of client’s choice.  Allowance to include materials and installation.  (Anything above client pays the difference.)


  • For trenching of electrical lines, plumbing lines, gas lines etc.. there will be a charge of $12.50 per ft. plus materials and labor.  This is based on having a clear run (no obstacles) such as concrete, brickwork, pavers, trees etc.. this would incur additional fees at $125 per hour for labor and equipment.
